At this stage the work is oriented towards a diagnosis of the existing site and its possibilities. This involves working on a zoning to be defined, visit to the site in question, a meeting with the client and a survey of their needs, the development of a functional and spatial program in accordance with their expectations and the generation of a series of visual graphic documents of the existing conditions. The focus is on the creation of a tailor-made program which will be the basis of the schematic project (SP).

SP Duration: usually 4-8 weeks
Deliverables:
• Program definition (PD),
• Preliminary Site and Floor Plans and
• Preliminary Exterior Concept (if applicable)
The schematic project is basically the architectural idea of the whole program, translated into graphic and visual language that precedes the construction drawings phase. It is also known as a “avant-projet”. It is made up of a series of preliminary plans of implantation and floor plans per level that provide the idea of the future project in architectural language.
We focus at this stage on the question of functional and spatial optimization as well as the integration of the program within this preliminary graphic proposal. If applicable, the SP also includes a preliminary conception of the exteriors, depending on the client's request*.
Precisions on the number of plans and scales during the introductory meeting. As a complementary service to this Architecture SD you can choose one Design Package.
* It is important to clarify that this preliminary design is not the folder of constructive plans of execution that correspond to the building and that must be treated independently with the constructor who will obviously use my work as an essential basis when producing the detailed technical drawings.

The client will choose an area of the site to be designed indoors or outdoors (bedroom, dining room, living room, playroom, bathroom, toilet, kitchen, entrance, dressing room, terrace, garden, etc.) and from this a survey of tastes and needs is started, which results in the following deliverable elements :
• The general inspiration lines.
• Plan of the room with layout details.
• A list of furniture to keep.
• A design proposal (with all the suggested design objects, brands, colors, textures and volumes of furniture, as well as the lighting fixtures chosen for each case).
• Shopping list for the new furniture, accessories and lighting.
• 3D render visualization is possible against 650 CHF per 1 visual.
These deliverable documents, which the architect submits to the client as an overall dossier, include the right to a single revision and after this adjustment, the work is considered completed and delivered in visual graphic format.
From 101 m2 and until 160 m2 up to 4 named areas : 3400 CHF.

The client will choose up to 4 areas of the site to be designed indoors or outdoors (bedroom, dining room, living room, playroom, bathroom, toilet, kitchen, entrance, dressing room, terrace, garden, etc.) and from this a survey of tastes and needs is started, which results in the following deliverable elements :
• The general inspiration lines.
• Plan of the designed areas with layout details.
• A list of furniture to keep.
• A design proposal (with all the suggested design objects, brands, colors, textures and volumes of furniture, as well as the lighting fixtures chosen for each case).
• Shopping list for the new furniture, accessories and lighting.
• 3D render visualization is possible against 650 CHF per 1 visual.
These documents, which the architect submits to the client as an overall dossier, include the right to a single revision and after this adjustment, the work is considered completed and delivered in visual graphic format.
* With today's technologies, the design process and online client meetings work perfectly well and are even better as they allow the use of visualization tools when explaining. However, in case the client requires a personal appointment, an additional travel cost supplement of 200 CHF for each move in Zürichsee-Obersee Area until 40 km. For distances over 40 km from Zürichsee-Obersee Area this supplement for move will be calculated in each case and communicated before starting.

• Visit with the client to a selection of shops for the selection of art objects, furniture, lighting and decorative elements.
